The author, Chris Hogan has some great tips on money management & investing.

 

He used to work with Dave Ramsey.  On Dave's website you will find the budgeting app, Every Dollar.  For $99/year, the paid version syncs all your accounts in one place allowing you to track your finances.

Prevent costly surprises!

The most common reason for litigation between buyer & seller is over incomplete or inaccurate disclosure from the seller.

 

My focus when working with buyers is to ensure the disclosure package is thorough, complete & accurate.  The last thing I want for clients is for there to be a costly surprise after escrow closes.

 

I personally have been through mediation & arbitration with the sellers of our current home (before I was a Realtor) because they did not disclose certain defects about our property.  It took several years to settle our case, $30,000 to handle the property defects & $80,000 was spent on legal bills.  This was a very stressful experience & something I never want a client to go through.

 

When we meet we will talk further about steps I take to protect clients as they complete a home purchase.

Buyer Tip #3: Getting pre-approved for a home loan

 

 

 

How to Prepare for Your Home Purchase

 

When buying a home, one of the important initial steps is to go through the loan approval process with a lender.

 

There is a difference between getting prequalified and preapproved. Prequalified involves running your credit report, evaluating assets and checking how much loan you may qualify for.

 

Pre-approval takes longer because it requires more documentation. It involves reviewing two years of tax returns. The lenders also require pay stubs going back a month as well as one month of bank statements.  You will also fill out a loan application.

 

During the preapproval process, lenders are doing a much closer look at the financials of the buyer. After full review, the loan will be underwritten with the preapproval process & then it’s a matter of locating your home.

Another advantage of getting pre-approved for a loan is that it saves a lot of time and makes the purchase process smoother. When you get into a contract with a seller as part of the purchase process, you want to have a smooth, seamless transaction and closing. This is a win-win situation for both you and the seller as you move thru the escrow period.

 

It is normal to shop interest rates online.  Internet results can be misleading since rates will vary depending on your credit score, assets & loan amount.  I have a team of lenders that I can refer you to if needed.  Keep in mind that interest rates are always adjusting & a rate is not actually locked until you are in contract with a seller.  

 

When evaluating a lender or mortgage broker, you want to evaluate not just the interest rate being offered but also how quickly they can close escrow & meet any loan contingency deadlines. A lot of times sellers have already moved out of their property and a shorter escrow such as 17-21 days works best for them.

 

This is one step in the purchase process to start.  A second step is of course deciding on which buyer’s agent is the best fit for you.  A future tip will include key skills to look for in a buyer’s agent.

Tip #2: Why is it important that your agent presents your offer in person?

Tip #2 for increasing the chance of your offer getting accepted

 

 

So few agents present offers in person, instead emailing their clients offer to the list agent.

 

A buyer's agent who takes the extra step of presenting an offer in person to the list agent is another way to build confidence with the list agent along with reassure him/her that the escrow will be seamless & close on time if my client's offer is accepted.  

 

All my buyers escrows have closed for the past several years!  This is a result of making sure the lender details have been handled up front as well as being very thorough at the start with disclosure & inspection review before the offer is written thereby minimizing any potential surprises during escrow. 

 

Presenting in person is also a great way to build rapport when the list agent has not met the buyer's agent.

 

Presenting in person is how real estate was done in "the old days" before we had all our wonderful technology.  In a competitive market, especially when inventory is down 45% from last year (for the month of August), this is one of the key steps to my buyers success.

I work really hard to encourage the list agent to allow me to present in person & assure them it will be a streamlined presentation.  It's also another opportunity to discuss any questions they have about the offer details.

 

Through conversation, I am sometimes able to get a sense of where my client's offer stands in relation to the other offers that may already be in hand.

The importance of including a buyer introduction 

letter with your offer

Inventory is down ~33% in San Mateo County from last year.  Over bidding & multiple offers has been the norm this year for most properties.

 

I'll be sharing a few strategies on getting your offer accepted in a multiple offer environment.

 

Tip #1 is to include a buyer introduction letter with your offer.  It should not be longer then a page & it's a nice touch to include a photo.  Only about 10% of buyer's agents include the intro letter with their offer.  This is one way to help separate your offer from other buyers especially if price & terms are similar.

 

The video has a couple more tips on why this is an importance step when crafting the most competitive offer possible.

What's for dinner? Pork secreto or cowboy steaks? Check out a few of my favorite butcher shops!

 

 

Avedano’s Holly Park Market:

 

Locally sourced, sustainable meats.  I love their pork secreto which I discovered here; a hard to find cut of pork that is delicious & best seared since it’s a thin cut similar to flank steak.

 

They also have some small bags of produce & make tasty looking sandwiches.

 

Part of the butcher team/co-owners are women which is unique.

Olivier’s Butchery:

 

Travel down the hill to Dogpatch & you will find Olivier’s Butcher with beautiful, freestanding fridges filled with amazing meaty delights.

 

Friends BBQ’d cowboy steaks for us purchased from Olivier’s.  They were outstanding along with being a ginormous piece of meat; easy to share with two if you’re feeling generous & a bit of a splurge at ~$45-50/each depending on weight.

 

Also available online at Snake River Farms along with many other selections (photo from their website).

Fatted Calf:

 

Locations in Hayes Valley & Napa.

 

A small but nice selection of dry pastas, beans, olive oils, cheeses & wines including my favorite bubbly Brachetto d'Acqui.

Highlights from the butcher are cured meats, marinated pork & beef cuts & amazing porchetta (a pork roast wrapped in skin for a chicharones effect once roasted; OMG getting so hungry!!).  They also have a pork terrine with chicharones mixed in, a perfect, decadent starter to the porchetta!



Pape’s Meat Market:

 

Based in Millbrae, an excellent source for high quality meats & seafood.  They also dry age meats in a beautiful display case & tasty marinated meats sealed in sous vide bags.  

 

There’s a Bacchus Wine Shop is also in the space which has a nice, small selection of unique red & white wines as well as a cheese fridge.

 

The butchers have been there for years & are super nice & knowledgeable.  A great neighborhood market.

 

To round out your dinner menu, visit Dean’s Produce market down the block.

 

In my research I came across Gambrel & Co., based in Redwood City.  I definitely need to make a visit.
